Builders · Franklin, South Auckland & North Waikato
Built right.
First time.
Family-run from Glenbrook. New homes, extensions and renovations, on a fixed-price contract with one builder and one number to call.
01Who we are
A small builder that finishes what it starts.
Backline is family-run out of Glenbrook. Two decades on the tools, and a deliberately short list of jobs at any one time.
That is the whole model. You get the builder, not a coordinator. The same person walks the site on day one and hands you the keys at the end, and the programme you were shown in week one is the programme you are still working to in month six.
We price properly before we sign, we do the exploratory work on renovations rather than guessing, and we put the awkward findings in front of you early. It makes for slower quoting and far fewer surprises.
02What we do
Eight things, done properly
One contract, one builder, and every trade sequenced by us rather than chased by you.
03How a build runs
Nothing about it
should be a mystery
The same stages apply whether you are building a house or rebuilding a bathroom. Here is the whole path, including the parts most builders skip past.

Free site visit
We come to you, look at the site, and ask the questions that decide what this job actually is.
- 02
Scope and design
We work to your drawings, or bring in a designer, and settle what is in and what is out.
- 03
Fixed-price contract
One price, signed before anything starts, with the exclusions written down in plain words.
- 04
Building consent
We prepare and lodge it, then manage council through to approval.
- 05
Site establishment
Fencing, protection, services located, and the neighbours told what is coming.
- 06
Foundations
Set out, dug, engineered where it needs to be, and inspected before any pour.
- 07
Frame, roof and weathertight
Structure up, roof on, wrap and cladding closed in. The build stops being an idea.
- 08
Services and linings
Plumbing, electrical, insulation, then the walls go on and the rooms appear.
- 09
Fit-out and finishes
Joinery, kitchens, bathrooms, tiling, painting and the hundred small decisions.
- 10
Final inspection and handover
Council's final, our snag list closed, then the keys and the paperwork.
- 11
Code Compliance Certificate
The council certificate that says the work complies with the consent. We apply for it.
- 12
Twelve month defects period
You ring us, we come back. That is the deal, and it is also the law.
04Where we build
Half an hour from the yard, most days
Based in Glenbrook, working across three regions and two councils. We know which one you are dealing with before you ask.
05What you actually get
Fixed price, signed first
The price is settled before the contract is, with the exclusions written in plain words. Variations get priced and signed before the work happens, not invoiced after it.
One builder, one number
The person who walks your site on day one is the person who hands you the keys. No handover to a coordinator when the job gets hard.
Consent handled
We prepare it, lodge it, and answer council's questions. Auckland Council or Waikato District, we work to both and know where they differ.
The list closed at handover
We walk the job with you, write the snag list together, and close every item before you get the keys. Then we come back for twelve months if anything moves.
