Builders in Franklin
We are based in Glenbrook, so Franklin is the patch we know street by street. It runs from the Manukau's southern shore across the market-garden country to Pukekohe, and out to the coastal settlements at Clarks Beach, Awhitu and Waiuku.

01The work here
What we build
in Franklin
Franklin work splits three ways: new homes on lifestyle blocks and in the new subdivision stages, renovations and extensions to the villa and bungalow stock in the older town centres, and the steady replacement of tired coastal baches with houses built to handle the exposure.
02Towns and suburbs
Glenbrook
Our own back yard: a rural-coastal community on the Waiuku inlet, with the steel mill on one side and farmland on the other.
Waiuku
An established service town at the head of the Manukau, with a working main street and a strong sense of itself.
Pukekohe
Franklin's main centre and one of Auckland Council's designated growth nodes, ringed by the volcanic loam that made it a market-garden town.
Patumāhoe
A village with a genuinely strong local identity, built around an older core with new stages added on.
Clarks Beach
A coastal settlement growing quickly, where new stages sit alongside the original beach houses.
Karaka
Prestige lifestyle country and the heart of the bloodstock industry, with large sections and long driveways.
Paerata
A masterplanned township between Pukekohe and Karaka, planned to grow to several thousand homes with its own rail station.
Bombay
The foothills settlement at the motorway gateway, where Auckland stops and the Waikato starts.
Kingseat
A masterplanned growth area on the old hospital site, wrapped in lifestyle blocks and harbour edge.
Buckland
The semi-rural edge of Pukekohe, quiet, with lifestyle blocks and infill.
Mauku
Quiet rural country between Patumāhoe and Waiuku.
Waiau Pā
A small rural settlement on the harbour side, close to Clarks Beach.
Awhitu
The peninsula running north between the Manukau and the open west coast. Remote, exposed, spectacular.
Ramarama
Rural-residential country off the motorway, between Drury and Bombay.
